Buyer would go steal from other houses to fix this one.. they never bought the house .. the idea for these guys is they would get enough on the down payment to at least get their cash back..

Showing a level of expertise to do something hard or exciting certainly piques the interest of a guy with money and no RE experience.We lived in Houston and self managed properties in Oregon and Maine that we snuck away to in the summer.

In Chicago or San Antonio, it’s a similar hustle... you build the right relationships with smaller property managers who know local investor groups, and suddenly you’re the guy who can feed them deals they never thought they’d find on BiggerPockets alone.As for the fear of getting stuck with a contract, it happens less often when you’ve done your homework on the numbers and aren’t overselling some mediocre deal.

So i'll either find the deal or find the money.What do you guys think of this?

This seems like a lot of work to save 15% of $35k in taxes (Less than $5k.) especially if you have transfer taxes or title insurance, or you convert your long term 15% rate in to your son’s regular income tax bracket.I hate paying taxes as much as the next guy but this lemon isn’t worth squeezing.

People like this Scott Carson guy give "mentor" and "guru" a bad name which is just so frustrating because they are not all bad.

So from the start, I have had a tax guy in my corner who I thought would help ensure my taxes were done properly... or so I thought.Now jumping to the here and now, my tax guy is in the middle of my 2022 return and I have been asking him questions back and forth for weeks and making sure he has everything he needs from me.
