I think you are not grasping the concept of working smarter instead of harder.

I plan on leaning on some of the experiences from other BP members in the KC area as well such as Jason in order to help me get a better grasp of the market.

Worst case, the city finds out and makes you pull permits and get full inspections.It sounds like you're just starting out and are grasping at opportunities without knowing what a deal looks like. 

This is another attempt to build rapport, build VALUE, and get a realistic grasp on the repair cost.

That looks like it might be beyond my grasp as a newbie.

I read the BP house flipping book and I just not grasping how people will be willing t sell a house so cheap.

I currently work in an architecture firm that deals with developers all the time with the same concept at grasp.
