I would rather stick my money in Maxwell coffee cans until I have enough money to purchase no less than a 4-plex because the profits earned on a 4-plex are almost exponential when you increase the rents every year because unlike single family homes the value for a 4-plex increases almost exponentially and when you increase the rents for a single family home the value of the home does not increase.Compared to owning a single family home a 4-plex is like owning a golden goose on steroids.

Why do so many fail, because they are trying to find a tree loaded with golden apples to just walk up to and pluck, which does not exist, vs the reality of being a problem solver. 

The result they have figured out that in there minds private landlords are golden. 

An old guy I would fish with told me not to kill the golden goose and rent out my property while in grad school.

We looked in Arvada and Wheat Ridge -- two of the Airbnb-friendly Denver area cities -- and finally found a nice 4br/2ba home on the west side of Wheat Ridge, close to Golden and the foothills and with a big private yard and close to a park.This was the crazy hot summer of 2021 when things were going for well over asking.
