I have been considering switching (currently using ERA) and not really a fan of their property management style.

You'll learn a lot more actually doing it than you will with any amount of education IMOI'm also just not a fan of MLM in general.

But I'm concerned about the challenges of frequent turnover and vacancy rates.If anyone has experience with MTRs, I’d love to hear your insights!

Even if you could rent it out much more frequently as a STR in the pool how long will it take you to get back your $160K?

So far in the past 5 years, we haven't had any issues, but you're right, all is takes is one time and things can hit the fan really quick.  

This is a personal opinion of mine, but I have never been a fan of temporary buydowns.

On a rant here, but State Farm cancelled my auto insurance in January due to "frequent claims". 

Personally, I'm a fan of going studs out because I can QC the process and make sure that things are bulletproof for the foreseeable future.

Currently most places operate in a grey area or require a simple permit (there are some toxic towns that we'd steer clear of).I am not a fan of those designs; they are very utilitarian and bland in appearance, and do not fit with what I would want for a cabin experience in the Appalachians.

They are big fish if they are frequently there.
