I've requested more info on the 10%, but that's my understanding.In terms of why, there are more extensive foundation repairs then initially estimated, termite treatments, and underestimating finish out in general are driving the incremental costs. 

It is the job of the termite inspector to identify the damage and recommend the appropriate treatment and repairs.

There's nothing ethically wrong if the seller/selling agent says that there was an offer for $xxx and it was turned down by the seller.

Postman goes to deliver the mail, they will either pull it out and trash it or they may just pile everything on top (depends on their work ethic).

I would say if you tow them because they pay late, that must be some sort of legal or ethical violation.
