In the event that an internal wire fails in a device and energizes the chassis with 110V, the ground wire will dump the current to ground, hopefully tripping the circuit breaker.Surges are an over voltage condition that is normally triggered by lighting strikes or other utility-related events.

I would switch it around and have the agent represent the seller and you be unrep'd The agent shouldn't have a problem with dual rep'ng if they disclose and the seller doesn't have a problem, certainly you don't since the lender is typically paying the A-B side's commish anyways.
