From what i understand i should make quite a bit more short term with the w2 job than i will as an REA but long term i know there really wont be a substitute for investment income as well as potentially becoming a broker one day. As

A year or so ago a kitchen in one of my rentals caught fire and spread soot all over the unit on exactly the same day as my tenant received the eviction notice.

I have financing for the cost of the home and rehab but require the 10% liquidity on auction day as the financing for the home would come in one large payment with a winning bid.

Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.
