It's about a 12% cap property, which is very good for a commerical property, but it also does not include management, which should definitely be factored in by the bank.

The renters in the better areas tend to be SFR, unless you get into commerical size properties (5 units plus).

Commerical properties are a little different as you have shorter fixed-rate timetables, you’ll have to qualify for refinancing, they’ll want a 75% LTV and the “V” will decline if the rents do, etc.
