Interestingly, the people who lived there finished the basement, and built the floors about an inch up from the cement floor in that part of the basement, so at first we didn't know that was going on, since the water would go down the floor drain that was under that raised floor (no sump either), although we were really curious as to why someone would build up the floor an inch like that.

I did sub out for HVAC and some other minor things that weren't worth my time and/or were affordable (e.g. pressure washing and re-pointing front of building).Located near 21st/Snyder (19145), it's a 3 bed/1 bath (1050 sq ft) home, with cemented basement and decent sized back yard (concrete slab).

I am doing most of the work by myself as I am busy and I have a neighbor who offered to Buy because her best friend lives two doors down and she grew up in that area and her father will co-sign with a husband who is a cement contractor.
