I’m a fairly new investor, currently with only one STR/MTR duplex in Indiana, and I’m looking to develop new skills in order to improve my personal income to help expedite a second rental investment.I am a touring musician, and also have 5+ years of bookkeeping experience for one of my small businesses, and I run the books for my one duplex as well.

I was a little busy dealing with the hurricane (buttoning up both rental properties as well as my primary home) and evacuated myself on the 8th.  

We only hire RTMs now and they're like any other worker.

Did minor updates like paint before selling it to 1031 into my current househack / flip / buy and hold Commercial Property.

Aside from just looking like an idiot, is there any reason I can't just reverse my approval on applicant #1?

General advice is welcomed as well but what would you plan to do in my scenario?

I'm interested in renting out rooms and would like to know what provisions are people including in there leases to protect themselves and their tenants.

Just like any flip story, my first flip expenses almost doubled (different story for another day 😊), so we are being cautious with any additional expenses.

Our question is, has anyone had issues like this?
