It sounds to me that you're exactly the type of person that @Brian Davis talked about in his blog: https://www.biggerpockets.com/renewsblog/renting-o...The general rule of thumb is that it takes 5 years to make your money back on closing costs (although we all know how well rules of thumb work), so keep that into account.
