Here are the numbers I have come up with:ARV- $286,587.00Current List Price -$95,000.0070% rule- $200,610.90 Fixed costs:Purchase costsClosing $2,850.00Hard Money lender fees $4,750.00 (I estimated 5% of the current list price)Hard Money Lender interest $14,250.00 (I estimated 15% of the current list price)Holding costs mortgage payments $1,500.00property taxes $1,000.00Utilities $1,000.00Insurance $200.00Selling costs Commissions $7,737.85Closing costs $7,737.85Home warranty $300.00ARV- $286,587.00Fixed Costs-$41,325.70Profit- $20,000.00Rehab costs -$70,000.00MPP- $136,602.60So the 70% rule says $200,610, and MPP says $136,602.

(This is what I use in California) The concept is to keep the fact that the property has been transferred private.The sales transaction remains unrecorded i.e. the deed is not recorded or the contract of sale or the financing agreement.The transaction is maintained in the records of a settlement /escrow management companyEnough documentation is recorded to protect the seller and buyer in the chain of title without making the fact that the property was transferred public record....If you want more on this PM me Existing loans, taxes, insurance are paid by the buyer into a collection account, which in turn pays all the accounts required to service the propertyRecording a deed or contract is not required in most states to make a valid transferNot disclosing the new sale to the underlying lender is not illegal in most statesKeeping the transfer from the lender is not a crime or against the law.

I would do that before I would spend countless hours hunting around on the internet trying to learn you don't know the validity of those on the internet anymore than you do the guru's they could be one in the same.But like on said most of the info is in the written material and CDs jump on one of those on line buying sites like e bay or amazon and buy a used Carleton sheets course.. a used Montalongo course or any other guru you can think of.. probably get the whole thing for 50 bucks plus shipping then read all that info... if your worried about spending too much.Also sign up and get a RE license if you really want to learn and get into the industry.
