You are having to waiting for the need for the land and for that land to appreciate in value. 

I am very confused on whether we should sell our condo/rental now or wait.

@Aaron Klatt Thanks, if I have to wait until I have 25% down, that wont be for a while.

That in turn limits me to about 1-3 deals a year while I wait for equity to build.

I would love to hear other people's take on buying a house first in DC or waiting until I'm more acclimated with the area. 

My lenders have been so happy with the returns that they are just waiting for the next project I bring.  

NOPE.. turns out she had been hacked.. her e mails between me her and our closing attorney were being routed to some other IP.. they just watch and wait then pounce.this is all very real.. and there are millions upon millions lost very month..

I suppose I could borrow those funds from a family member and then pay them back with the owner-financing proceeds over the next year, but then I lose the benefit of owner-financing (i.e. the interest).Not sure the buyer can wait until my listing agreement expires, as their lease expires in May, a month before my agreement.

Based on your comments I feel like I am going down the right path here and can't wait to get this thing going.
