When we can afford to make those upgrades, we are certainly going to make them happen.

It's a 3 bed 1 bath on a slab, very solid and needs mostly cosmetic upgrades, but I plan on gutting the entire bathroom, and doing a lot of improvements in the kitchen.

I think I prefer the desktop also, but only because I am a very small operation and want to pay for it once and not get hounded for upgrades every month.

In the meantime, would it be wise to go ahead and upgrade to the smaller account ($9. monthly) or should I just wait until I am licensed and ready to go?  

But if you have a broken washer and needs to replace it, do you create an addendum to the lease just to refresh the serial number?

Which this house does need minor upgrades to be compared to those houses.

When I asked the guy what exactly was broken he couldn't explain it to me in way that made sense; I have an engineering background so if someone can't tell or show me a problem I know it's B.S. 

And you can't spend money on "pretty upgrades". 

If your hvac system is old do some upgrades.
