cosmetic update and few upgrades

( I have paid to go on a lawyer site to ask as well and will update that it's in Dundalk).

Here's an update less than a day old:  https://fortune.com/2021/07/07...In my market, the cost of construction/rehab is continuing to increase due to labor; we simply don't have general contractors and trades to meet demand. 

After dropping around 40K into the property, between down payment and updates, we are starting to have some major cashflow.

Updating Living areas

@Sam Reddy - Once you get the permit approved, I believe the Zillow and others pick that up or you would have to claim your listing in all of the places and update it.

@James LaFarrTypically, reserves of $250-$350 per unit, per year are held for future capex items (roof, parking lots, updates etc.).

Purchase price: $225,000 Cash invested: $101,000 Sale price: $402,000 Purchased a foreclosure, opened up and updated kitchen, changed layout of master bathroom, fixed up bathrooms, refinished floors and sold property in 3 months.

I just wanted to post a little update on how the cabin is doing now that we are up and running.
