I know a general rule of thumb in $5/SF for light, $10-15/SF for medium, $25/SF for heavy, but I'm curious how or if this skews in the DFW market.Hoping some of you wouldn't mind sharing the square footage multipliers that you use. 

My property manager went there several times and saw no mold in the basement and maybe some light mildew on the drain pipes from all the unusual rain we had this year but that's about it.

Have one unit as a long term traditional rental and then another unit as a rent by the room or furnished rental of some kind. 

Beige walls will look odd with bright modernized kitchen and light greys look odd in bathroom with earth tone marble and floors. 

Is it O.K. liability wise, to have a handyman:Replace a bathroom light fixture.Replace a ceiling fan.Replace a switch.Replace an outlet.Replace a standard screw in lightbulb.Repair a loose outlet box.  

With the site covering both sides of the lower Schuylkill River near Passyunk Ave.With both of these projects soon coming to light its going to be interesting to see the demand increase throughout Southwest Philly.

Some people are flipping to buy and hold rather than just buying for light rehab.
