I added some terms such as the ability to get back to $1200 if they pay the deferred balance (they pay online and can monitor their account balance).

Here in AZ, title companies have many resources for agents like open house guest registers, free marketing materials to use, and other online tools.

You may be able to find this online (state/local government websites would be only credible source I'd trust; although, your licensed agent may be able to help.)
