I recommend starting small and looking for turnkey properties to minimize the stress of managing rehabs.

I think Chris makes a good point of determining the strategy - performing 1st position notes is always a safe "dipping toes in the water" type of note to go with. 

This fact makes accelerated depreciation seem unattractive as it feels like we are not getting any IMMEDIATE benefit out of his half of the depreciation expense.

I can't speak to the quality of his course though as I've never taken it.

.: I was always under the impression that a VA loan could not be assumed for investment purposes and that it must be for a primary residence, which typically means occupancy of the residence for a year.
