Perhaps he's selling for financial reasons and I could then go back to him explaining that by avoiding some minimal effort such as calling insurance to deal with some issues could cost him big in the long run because when the market is sh*t in the next couple years (if it gets worse) he will have to hire a Realtor and pay 6% to sell it nevermind the fact that his house is at peak value right now (depending on your market but most places hit peak in 2018) and if he decides in a year he wants to sell it will be for less money.There is always an angle with someone you just need to find it, and sometimes yes it is very hard to do so.The worst case scenario is you get your money back and can mark this down as an 'experience' deal

@Alvin Sylvain  from my reading of the ADA and FHAA there is a clear distinction between a Service Animal and an Emotional Support Animal (EAS) the EAS does not always have the same protections under the law, to afford the same protections there needs to be "a Psychiatric need"  the words specifically used, and it went on to say you could require proof from a medical or psychiatric professional.

@Joel OwensJoel, this lot is located in Bronx where vacancy rates are 1.7% and city offers 35 years tax abatement, for exchange of 30% of apartments to be rented as affordable housing, at 130% AMI.

They are both saying to explore HELOCs or buy another with my own cash until I can afford to pull out enough equity to buy homes in cash.I don't mean to hijack your success thread but this is my 1st deal and trying to figure out how to pull out my cash for the next.  

There are some compliance hoops to jump through for the lender to facilitate a closing out of state (meaning you are not going to fly to MKE for the closing), but we do it on a regular basis, my lender has it pretty much down to a T.

If you're looking at TK, consider looking outside the NY market to a more affordable market possibly?
