If I find one deal a year that I make more than the annual price tag of the license AND/ONLY because I have a license/MLS access, I can assess the value, walkthrough the property and submit an offer ahead of my competition, is that really a con? 

Tell him you'll talk to him about it once he sends you the picture/video showing your contractor using his spigot.

There's really no incentive for the seller or their agent to submit the best offer to the bank, as long as they feel the offer they submit will get the job done.A year ago I had a neighbor list their home as a short sale.

If you do not hear back, try submitting another offer towards the end of the listing period when expectations have been lowered and everyone is frustrated with each other.
