I was able to get a few applicants during June, even with the house still occupied, with dirty carpet.So far this month, I've had some interest, no applicants.My current tenants want to break lease early, so they have tidied up a little, but the carpet is still dirty.I'm not too stressed about being unable to find a renter, because the current tenant will still pay the rent.

I have all the normal concerns about getting started and wondering if there is a property out there that could produce income for us, and I'm curious about how to handle maintenance/labor without putting extra stress on my spouse or taking too much away from our busy family life (he doesn't want more on his plate.)I am interested in all kinds of properties, but mostly want to have a good first experience if we decide to take the leap -- it will be so important to show that this can work.

In our "house rules" we clearly outline when the Tenant will be responsible for the cost of the service and when the bill goes to us {our providers also know this} ... but we stress, if they are in-doubt and the matter is urgent (i.e. poses a safety or health risk to them or other Tenants in the building or if damage to the property is occurring) to err on the side of precaution and call us.
