They simply find out what other investors in the area have paid for similar houses.They assign the contract around the same cost using comps and using good old sales skills to put the house under contract as low as possible.

Why not try and replace yourself with a capable human being in that line of your work since it seems to be such a huge time suck and focus your time on something where you provide equal or more value that someone else can not provide or may not have the skill set to.

I call this the hybrid approach, maybe investing locally in deals for your active spirit if time, skills and interest are there while balancing more difficult DIY projects out side of you area w/passive focus in niche areas like large scale value add apartment investing, mobile home parks and self storage for instance.
