I used to be a little more lenient when I first started in this industry, but they will(99%) absolutely eat you up at any sign of weakness.

Thank youTo do that the purpose of the assessment needs to be disclosed, why you need one determines the area of expertise one may have for that purpose.Also, what type of commercial, someone who does apartments may not do industrial or agricultural.And, in lending matters an appraisal obtained or ordered by you is worthless to a lender. :)

My partner also works in the remodeling industry, so we have good contacts if anything does come up.

I'm sure there will always be a level of profit to be made in the industry but it just seems like this is the era of a monumental shift in wealth.

@Jonny Cerri to expand on what @Bill Gulley said, there are plenty of real estate industry jobs out there that do not involve a commission only existence.

Find the personnel manager at companies that have a good paying work force, the goal is to get your name in the grapevine of industry, public and private organizations and government service areas.Know yourself, you likes, hobbies, sports, education, religious and social niches where you feel most comfortable.

Hundreds of ways to do this but what you're doing is identifying the right business, then find operators in that industry that 1. as above will expand but need a partner, 2. people in that business wanting to start their own.
