You can search by sf, bedrooms, baths, lot size, etc & really get a good idea what things are selling for.Look at houses for sale AND houses sold.

Similar houses/ sizes/ near by and what they have sold for. 

My experiences with properties of this size in small communities are:- Rehabbing a huge house obviously cost more and takes longer due to the size.  

People will buy the bungalows knock them down and build nice homes that are almost 4000 sq ft in size.( i know this investor made around 300k on that property- andI know the toronto market is very unique and not to expect that as an average ) I also like seeing some bungalows that get completely gutted and renovated.

I know in my area a handyman can correct mold up to a certain size, so fix the problem and have the area cleaned up.As far as the "mildew" around the toilet bleach and water cleans that up.

On a sale of that size a partial exchange is probably your best bet.

I'm glad what you have going on is working for you but the reality is that this is not a one size fits all business.
