I was focused on single family rentals, but I think I may turn some attention to 5+ unit multifamilies to see if that's my next step.It was also a great way to meet like minded people and to learn from them.

Best bet is to become friends with other local owners.

It sounds like they lived in it for 75% of the 2 years needed for full exclusion of gain ($250K if single or $500K if married).  

I have a single family property (480 sq ft) that I need to get done before the tenant moves in.

It's going to cost you a lot more to replace a roof on a single-family home then what your condo association would charge you to put on a new roof.
