I think it's a great idea for several reasons; you would most likely be an independent contractor, you wouldn't have to go to an office 9-5, you would travel to meet with clients and have their documents signed.

Others might want you to own the property for several years before they do so with the idea that, if the previous owner had a problem with the HOA foreclosure, they would have done something about it within the first few years of the sale.
