Should I hire a service team to look at them?

My only concern with working in more rural areas is that we won't have the PM or service people to deal with the properties.

I have looked on Costar for individuals who have done 1031 Exchanges, peeped at alternative websites who act as either a brokerage or glorified listing service, called into my local networks, sifted through hedge fund managers, etc.  

I know there have been a good deal of posts looking for managers inside the city of Philadelphia but it seems some of the managers do not manage properties out in the suburbs, if anyone has any recommendations for property managers who service the Montgomery County area it would be greatly appreciated. 

Home insurance is a function of coverage amount, not home price, so what service/calculator/website do you guys use to quickly estimate this number? 

To get the most out of the doorbell, you need to subscribe to a service which is around $100 per year.

So my suggestions are to be respectful of their time, find your "goto" people and don't over shop your services.

Learning how to learn, relationship building, negotiation,  Marketing, sales, customer service and design are all skills that can applicable to any field or career.

@Chris Conde, it starts on the date that you put the property into service.

Agents can also run some quick analysis for you, but you don't want to exercise them if you don't intend to use them or at least strongly consider their services.
