DSCR loans are typically stabilized properties so doing anything other than collecting rent is not attractive to lenders for DSCR loans.

I found another lender but is requiring about 40% down?

@Kevin Nichols You have to fall into their parameters just like any lender, but they're legitimate.

Assess your financial situation and consider financing options such as traditional loans, private lenders, or partnerships.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Is there anyone on here operating in Jacksonville, NC or WIlmington, NC in any capacity (investor, agent, lender, etc.)?

One more thing....The agent and lender locator tools on this site are very good.
