There are a variety of property management solutions in the market and the one that is best for you ultimately depends on your budget and the desired features that you are looking for.

Thanks @Ken Rishel and @Curt Smith for replying to the thread.Almost right after my second post, the very next phone call to the same park manager reveal that she has already sold the single-wide to another person. 

You have the opportunity to combine those two exchanges in a variety of ways as you choose.  

In contrast, if the property can easily accommodate a wide variety of tenant business with little reconfiguration, this will make filling vacancies easy.

Unfortunately due diligence revealed some unknowns and the price no longer worked for me.

By taking one out, you're depleting the value of the entire loan which has probably been sold once or twice to a variety of servicers. 

Might case records reveal these, or would I still need to seek out the expert advice of a title co.? 

The third party crowdfunding platforms specializing in real estate come in two varieties, the sites that only accept well financed sponsors with long and successful track records and are able to raise funds for most if not all of their offerings; and the platforms that accept anyone who pays a fee to be "listed", and are virtually worthless.The in between alternative in the crowdfunding world is for the sponsor to set up his own platform to be uses when ever he has an offering.  

Avoiding reassessment, hence major tax hikes, is big business in California.An online search deep into the bowels of your state's website(s) will probably reveal the Texas state tax codes, maybe even a policy manual that you download.

You would need to do your due diligence and research each property very deeply as some local lien won't be revealed without a deep dive with local code enforcement.
