FIBI has a good reputation because there are no sales pitches or pressure to attend pricey seminars.

The West Side has a reputation for being a tougher area, although I know people who live there and like it.You can fix a house, but what about the neighborhood?

Make sure you are dealing with reputable sellers and don't underestimate the selection of your PM as that is critical.  

Don't ruin your reputation to make a quick buck.

Number 1 thing is someone who cares more about the investor, the long-term and their reputation vs. making a quick buck. 

If you have no experience be careful taking others money for your deals, if you loose their money your reputation will be severely tarnished, and you could damage relationships with family and friends who could have been long term investors.

Do some searching and find a turnkey provider with a solid reputation and I think you'll be happy with the results.  

Although I'm sure there are some very responsible residents, sadly, the City's reputation does make what you say more probable than not.
