Hey mate,Keep costs at a minimum.If the carpet is good/new.Leave it for now IMO and deal with it at a later date.And can always not accept pet's as per your lease or if you do, charge a pet deposit and monthly pet fee that will assist with any future repair needed caused by pet damage.We own a PM company and do the same.Thanks

A lot of investors have already found title companies that are familiar with our style of assignments, you can also contact a number of title companies in your area and ask to speak to the sales rep they know who the investor friendly escrow officers are.

At some point in the near future I will sell everything (small to medium properties in the $300K - $7M) and do a 1031 exchange (so I don't get slammed with taxes) into a handful of large income producing properties...hire a management company and call it a day.
