Depending on the city, I wouldn't go lower than $850 month rent on SFR, and I personally prefer $1,000 and above.Also verify all the numbers presented for even hard costs like property taxes, property management and insurance. 

Closed sales within 90 days are given preference, and must be within 180 days.

@Marina WongI don't really care for debt deals especially on a house flip because even if I am covered with LTV in a recession I can't rent it out and cashflow.I prefer equity deals.

Cash Also, luxury is not the only preference, it is just what I have learned is the best long term option.

@JR Rivas I would recommend a single family home, preferably vacant, for your first deal.

Depending on your preference, either one will get you the same result.

Picking your niche, is it first time buyers, move up buyers, luxury, commercial, it goes on.

I came across realinvestorwebsite.com which provides you with a real estate investor website for alot less than Carrot (which i would prefer), their prices are only $1 for the first month and $27 each addl month..anyone try them?

Actually, I prefer Pearland/Friendswood/Pearland/League City but heard there are not that much 2-4 unit properties in those areas.

Which one do you prefer and why??
