I would like to grow a portfolio of properties over the next 5 years with cash on cash return as a focus, cash flow positive properties, and value add properties (fixer uppers). 

But I´ve been noticing a positive trend in accepting these structures as part of code.

This increase will make it MUCH harder to find and buy positive cash flow producing assets.My questions for the community:1.

Two things I like to point out to my friends/family is thatYou must live in the property for at least 1 year (house hack)You will be paying PMI when you put only 3.5% downHowever, you should not let these things scare you away, because a great deal should be acted upon, and if 3.5% is all you have to put down, taking action on the property might still be the best choice!

I’ve marketed “smoke free” reasonably successfully in the past but in my market with so few pet friendly rentals I’m not positive it would work.

As for commercial loans what are the positives and negatives to those in comparison to the Fannie and Freddie loans?

We also contact local law enforcement to let them know we suspect drug activity at the property/unit, and we keep accurate records of all contacts.If said activity continues, we initiate court action for eviction.
