I understand that your situation is different, just wanted to throw out some perspective on why they might have wants to vet it before sharing their referral.  

From a money down perspective I would expect the best approach is getting the place subject to.

This would help a few things: 1) he would know what his "new" bottom dollar would be, and 2) it would create a situation where every individual owner is out on a particular date, thus creating a smoother situation for a new investor to take over.However, looking at it from his perspective makes me see some potential issues for him.
