Hang in there...

I tried to hang on to a 15 year old furnace and get it serviced and ended up spending over $1k on service before it finally completely blew and had to get replaced anyway.

Right now I have saved enough money to put about 25% down on a fourth property and my local market in Boise is absolutely screaming but there is so much crazy stuff going on in the world right now, I think I’m gonna hang on to a little cash right now- fully  knowing inflation will eat a hole in it.

I mean if they stop paying the landlord they have less incentive to hang on.Why not foreclose and not auction it.

Other wise your just a RMLO and are working for the actual Mortgage banker  kind of like RE salesmen need to hang their license with a broker get experience then qualify to be your own broker ( of which I have one of those also thats in CA. )  Each state will have their own criteria what I described is Oregon.

I built an open closet with a hanging bar and put a small dresser in there and then made a built in desk space with task light next to it.

Make sure you have appropriate clause such as picking up dog waste and not letting pets to hang out in patios or front yards of neighbors.

Reason being, once you become licensed you will be required to hang your license with a broker.

I made the decision to hang up the cleats and jump into this real estate thing full time.

What I also found to be very valuable was buying a $40 lockbox to hang on the front door so contractors could access the property without me having to drive there each time.
