You don’t mention where you’re from, but municipalities have ways of determining whether you actually live at a property or not (i.e. change of mailing address, more than one property in your name, etc).

Then I set up Cozy to collect first months rent online and utilities must be transfer to their name before handing over the keys.

Also, I believe if your putting in business name and not personal, some banks will require commercial terms. 

Under "Witness" do I need to name the exact person by name or can i say property manager(on site or off site).

We have been investing in that area for the last 7 years and I have talked to a lot of UNT student that live even in the Corinth, Lake Dallas, Cross Roads, Little Elm area.UNT housing authority (can't reca the dept name at the moment) is actually on record as renting out local private housing to supplement its dorms...the net effect of that could be considered close to rent control...a situation that we originally considered but backed off after looking at the economic growth around the campus and true demographic we wanted to target.

Good question Evan, I was just wondering the same thing, Does anyone know if you can you have both names on Title as joint tenants and the loan in one spouses name?

If my name is not on the Title but I still hold the mortgage could I be held liable for any tenant related issues?
