I saw a sample distribution model that had some elaborate calculation where there was a preferred dist, then a return of capital.

While wholesaling is legal in some states, I don't think that you should be engaging in your "first deal" without some more expertise in your pocket.

You continue doing your same business model but now have a legit license to fall back on even though you aren't using it "traditionally". 

If that is the case then I would suggest that rather than looking at the location of such expert you look at his credential and expertise.

Hi @Kyle Ransom  Every property, business model, region and owner is different so there is not really a 'number' one can give you unfortunately other than what fit into their particular situation. 

I was looking at modular homes because like you stated that they are exactly like a stick built home, and the prices are very reasonable, depending on the preference of the model home.

I would reach out to other whole sellers that have the business model you are looking to emulate, and see what they say.
