For personal growth this week, I'm going to work on building an "Abundence" mentality.

Don't think of it as losing $12K as this is a bad mentality....Ask me how I know that!

There are few properties near the city that you will find that will meet the 2% rule (monthly rents are  greater than or equal to 2% of the purchase price of the property).In my (admittedly new) opinion, I have found it tough to find properties that fit nicely with a Buy and Hold Mentality.  

The guy on the podcast I'm listening to almost seemed to preach against the cash flow mentality of BP, saying that young people should be more concerned with building capital and less concerned with cash flow.

Get a thicker skin and get rid of your entitlement mentality - accusing the seller of blackmail and being unethical when you defaulted on the contract won't sit well w/ other investors.    

A month after buying this house, I bought an 80 unit self storage and did not have the mental capacity to run a flip as I was stabilizing a storage. 

I was liking it but thought I could be just having a Californian syndrome where anything under $2m sounds like a steal under the Bay Area mentality....LolThere is another one close for $1.2m, 4 units... but that one might be close to a high way

Just quick mental numbers based on your post there's no profit.

That's another mental hangup I have about SFRs as opposed to multifamily, I feel like replacing a tenant in a single family would take longer.  

Making up a convoluted story about all of the people coming by is worse than giving them more time to mentally prepare.
