I think the main reason is that you need to have a significant amount of equity in the property in order to get a meaningful line beyond the typical 80% LTV. 

I've been following the podcast for a while as well as a few others (listen money matters and passive real estate investing).As I was discussing with my wife the idea of building a real estate portfolio in addition to our existing investment (high interest savings, stocks , 401k , IRA) I had a hard time articulating the obvious risks involved w.r.t to losing meaningful amounts of money (15-20k plus)Im planning on starting with something turnkey for a remote property (which I have tons of questions about but that's for another post).

In an attempt to talk contribute something that's not as negative as many things in this world currently are, I'm curious.

I set up my 401k (through work) and an IRA on the side about 3 years ago and I've been contributing as much as I can since then.

(850 is technically the highest, but there's no meaningful difference in an 832 and an 850), so I started helping some of my friends and family with theirs, and then expanded to helping random people who are patient enough to listen to my rambling.
