That all said there will be sellers who could give a rip about their credit and just want out.. but if it was me I would have as iron clad of disclosure agreement signed by your seller as one can possibly get. the Buyer we dont care about the buyer they already know the risks if they lose their money tough luck on them.

We are hoping to find a great house hack for ourselves in the process, but for anything that I cannot handle myself, I want to wholesale to someone else.

Simple decision: Do you lose more money on this transaction buying the property than what it cost you to terminate this deal?

So as long as you hold the current properties or the exchanged ones you’ll slowly be losing deductions until you’r back to even as if you didn’t do them.
