For comparison, I started my career in RED working for a major apartment development company, where I ran literally thousands of proformas, for which, about 98% did NOT work. 

Couple have literally told me it was a bust.

If you look at it from the perspective of the average person that can even begin to think about owning a house then its literally just affordability. i.e Not paying $300k for a 900 sf 1 bed 1 bath shack.
