If I read your post correctly, your looking for leads, not necessarily cheap leads.If you are willing to market directly to open, active probate estate PR's and to the post-estate distributees (inherited) you can build a mail>call>knock campaign and vet prospects along the way.Or, you could use a list broker willing to work with you on your modest-size list. 

Hello, I'm a single 45 year that has recently inherited two seniors my parents who are  the love of my life. 

Are these current heirs or persons who stand in line to inherit when the life estate owner is deceased?
