If you have a money partner, private lender or hard money lender, you need an Escape Plan for their money (eventually) but it doesn't prevent you from buying another rental because you can get another money partner, private lender or hard money lender.

Also, will I have the flexibility to shop loans to wholesale lenders beyond the one with whom my license is associated?

Depends on the lender, not all require sourcing and/or seasoning of funds.

It is very hard to find a lender that will help include this income prior to it being on a tax return for 2 years.

This is key if you're trying to get financing since lenders many times will not give the best terms when lending to a trust.
