Reasoning behind cutting the TAV down because is because TAV is significantly lower than market value and I've gotten a fair amount of leads with houses worth $200k+ and the numbers are almost always too high to work as rentals (which is my primary concern) even at a 60-70% of value.

Also you can try Thumbtack and HomeAdvisor as well but remember that contractors have to pay for those leads so be serious with your intentions before you throw out requests so you aren't wasting their time and money.

I personally have been receiving numerous leads through Absentee but haven't been able to convert them into deals.
