I haven't seen the building yet and my agent is working to get more details, but I was just wondering according to the numbers so far, do they make sense?

I think lenders expect there to be vacancies, which is why it also comes down to your overall financial picture.I suggest just simply move forward with the refi, and perhaps don't offer up more details than is asked.

Move to less expensive housing, cancel all your electronic toys, spend less time and money with friends etc.If you make saving and investing your priority in life you will be amazed at how much money you are actually wasting on useless items every month.

As long as you can update some major items on a property you should be able to get the higher value that is needed for you to complete the BRRR. 

the house is 1912, maybe check out the big ticket items --- foundation, floorboards, Hvac, windows, roof .    

Applicant 2 Woman and 3 year old ,  loves the apartment,  period details etc,  two days later says she doesn't want to be in a building with lead (ok by why are you looking at something built in the 1800s?)

Roof needs replaced, wood rot on Fascia-, needs new flooring in some rooms and lots of cosmetic items.

If your numbers are aggressive, and you're looking for B property, it's unlikely you will find those, using a traditional agent, in Dallas.So, there's a lot of detail you need to fill in, before anyone can do anything more than simply suggest a market you might want to check out.
