Likely because there is so much other s*** everywhere.  

I want to learn more about Real Estate investing because I think it's one of the only things I would enjoy doing and am excited to get started.As far as experience goes, I purchased my first home in 2012 and lived in it for 2 years.

The more different scenerios there are the better tweeking the structured deal into profits Your experience is so key bc it not only allows me to move forward but in order for me to succeed i need to learn from someone who has already succeeded.

As far as any future non essential requests from this tenant I would tell her it is the tenants responsibility to keep the home clean as per the lease agreement. 

oh, that's right. my area is so old and already developed, that never considered that.

For price wise the most we can afford is about 1000 a month and as far as knowing why were getting turned down for a place we dont know.

As far as the repairs,  here is what I would expect to pay.... 

As far as more risk is concerned ...4 streams of income can become 4 possible liabilities if you aren't prepared to handle the larger property.  

Which is exactly what I'm looking for as far as rental properties.

As far as underwriting goes, I'm not great at that at all.
