You should certainly have the option of brining in your own financing, of course you will need to investigate if there are any pre payment penalties involved as that will affect the seller's bottom line and could be the reason for the listing having the assumption option to avoid that.

If there are gaps, or time periods/addresses left out, we investigate further, and ask questions.
