@John Neff - For my $0.02, it sounds like you have a fairly decent job, so I would concentrate on paying yourself first (saving), so that you can get into the investment side of things ASAP.

I had a friend take the words that you see in the first draft and put them into a magazine feature article I liked that I found on the internet. 

I finished my MBA with a concentration in Finance from a top tier business school at the age of 22.

Plus when i was 18 i got my real estate license and dove right into sales. there was no internet . the fact that a site like this exist to help folks is SO HUGE when your young and starting out.. and all those U tube videos etc.Your generation will be so far ahead of where we were at your age.. 

Screening tenants was very different then-no Internet.

First, if you are picking markets that are called hot in forums and on the Internet, you are too late to make money there, especially long-distance wholesaling.
