Also, the broker cannot legally take the earnest money without an agreement and cannot legally disburse it without a signed Cancellation and Mutual Release from the seller with instructions of amount and where it is being sent. 

@Nick CarlsonYou should always give new tenants/inherited tenants written instructions on paying rent immediately after close.

Also I've already had issues with these peoples inability to follow instructions.

Make sure you read the instructions to see if you need to apply a bonding agent, but it should work. 

@Gail WhiteWhat I believe is you might have to start at the DMV and they should instruct you how to proceed.

I created a little book with instructions on simple stuff, like how to shut the water off to the toilet if it starts to overflow, stuff you can, and can't put in the toilet. 

They can instruct you.

I was in institutional private equity for years but the best modeling instruction I ever got was from a 3-day class led by a guy named Josh Kahr. 

Leave instructions on how it is used (ie no dish soap) and a small box of dishwasher detergent or some dishwasher pods, so they can see what to use.

There are a lot of REALTORS around the country that have nothing to do and they're happy to work for 1-2 hours to put gas in their car.If you go this route, I recommend you have very clear instructions of what you want them to do.
