I'm looking for a residential liability only policy in Georgia that includes A&B. 

On the east side, in Redmond, we are currently living in a property worth probably 1.6 with about 600K outstanding - and a monthly payment of about 4K including mortgage, insurance, property taxes etc.Looking to leave the area.Does it make sense to rent it out given that I’ll probably get 4K in rent?

I'd guess $12,000 - $15,000, including the utility work - based on my experiences in SoCal.....

If you do not have a set of specs and scope of work  with a contract than how do you know what is included and what the contractor may later claim is a change order or extra? 

Do these include insurance?

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

I’ve built a portfolio up to 250 units, including 100 single-family homes using the BRRRR strategy along with lease options over the past six years.

The second portion being anyone who would refinance this and make the loan happen for you is also going to want a total project improvement budget which would include the amount you've spent already as mentioned above and be ready to show receipts and invoices.

I will not even begin a project unless I have a good idea bout my team members including the contractor.
